Build a home record

Start with what the label or paperwork proves. Add observations and reserve assumptions while the evidence stays in view.

01Identity and date evidenceRecord what the plate or paperwork actually says.
Selects the general reference lifespan, failure-point, and warranty notes shown below. Not a model-specific lookup.
Private input; not included in share links.
02Replacement planningUse a range, never a model-specific promise.
03Cost assumptionsKeep material, tax, and installation visible.
Leave 0 if you have no repair estimate yet. Used only for the repair-vs-replace signal below.
Your own estimate of this unit's yearly energy/water cost. Leave 0 to skip the savings estimate.
A newer, more efficient unit's estimated yearly cost, from its EnergyGuide label or your own research.

Live appliance recalls

Saved data · CPSC SaferProducts.gov · as of 2026-09-24

Latest U.S. CPSC recalls for common appliance categories, refreshed from the shared live-data feed. Not proof that no recall exists.

Check CPSC recalls

Search U.S. Consumer Product Safety Commission recalls by appliance type and brand. This looks up keyword matches; it is not proof that no recall exists.

The home record

A maintenance record, not an automatic diagnosis.

A quick receipt first, then the assumptions, evidence gaps, findings, and reserve math behind it.

Computed locally
Keep age, condition, and evidence separate

Age alone does not establish remaining life, warranty coverage, reliability, or safe operation.

Documentation gaps

Serial-number decodingNot performed: no verified manufacturer rule is assumed
Manufacture-date evidenceNot established
Service-life range8–15 years, entered planning assumption only
Warranty / recall / safety statusNot determined

Reference figures for Water heater (tank) (verify for your case)

Typical service life8–12 years
Common failure pointTank corrosion and leaking; anode rod depletion
Typical warranty coverageTypically 6–12 years on the tank
SourceGeneral published guidance, not a model-specific lookup

Repair vs. replace cost signals

50% ruleNot entered: add a repair quote to see this signalCompares your repair quote with the low replacement estimate; a common informal threshold is 50%
Cost per remaining year, repairNot enteredRepair quote divided by 1.3-year estimated remaining life
Cost per remaining year, replace$184.35/yearLow-high midpoint of planning-life divided into the replacement range midpoint
Estimated annual energy/water savingsNot entered: add current and new annual costsCurrent annual operating cost minus the estimated new-unit annual cost, both self-reported
Simple payback periodNot applicableLow replacement estimate divided by annual energy/water savings only, ignoring financing and installation timing

Before you act

  • Gas, electrical, fire, refrigerant, water, and structural concerns require appropriate qualified review. Follow emergency-service guidance for an immediate hazard.
  • The planning-life and cost ranges are user-entered assumptions, not model-specific service-life or local contractor quotes.
  • Reports can contain personal information. Imports and saved plans remain local; review exports before sharing.
Calculation notes & limitations

Age is elapsed days from the documented date divided by 365.2425 for display. Installation date does not establish manufacture date.

Replacement range = entered material range × (1 + material tax) + installation allowance. Monthly reserve uses the range midpoint divided by the chosen horizon.

Structured observations are displayed verbatim after HTML escaping. Severity is supplied by the user or inspector, not inferred or downgraded.

Reference figures are general published ranges for the selected appliance category, not a model-specific lookup; always verify against your unit’s own documentation.

The 50% rule and cost-per-year signals compare user-entered figures only; they do not account for financing, energy-efficiency rebates, or emergency-service premiums.

Saving is optional. Files and records never leave your browser through this app.
ApplianceAgeBook / no guesswork hidden

ApplianceAgeBook: appliance age & replacement reserve planner

Create an appliance record, organize inspection observations, and plan replacement reserves without guessing serial-number codes or declaring equipment safe.

The bookplate / signature view

Date, condition, and reserve.

A calm home record is easier to revisit than a one-time verdict. This illustrative starting card shows the visual language; your entered evidence drives the receipt below.

Field note / the bookplate

A useful record leaves room for uncertainty.

Keep the date basis attached

An installation date and a manufacture date answer different questions. ApplianceAgeBook preserves the basis you choose and keeps an unknown age unknown instead of filling the gap with a serial-number guess.

Make the reserve explainable

The replacement range shows material, tax, and installation separately. The monthly figure is a planning scenario across your chosen horizon, not a prediction of failure or a contractor quote.

Leave observations in their voice

Structured findings retain original wording, evidence, severity, and next action. A clean receipt helps a future homeowner or inspector pick up the thread without turning an observation into a diagnosis.

02 / Look under the hood

The method is part of the tool.

Record whether the known date is installation, manufacturer-confirmed manufacture, or unknown. Never guess a serial-number decoding rule.

Preserve original inspection wording, evidence, severity, and recommended action. Keep safety findings ahead of budget planning.

Build an explicit replacement-cost range and a monthly reserve scenario from user-entered prices, tax, labor, and timing.

03 / Know the boundaries

Evidence before certainty.

Age and model identity cannot establish safety. This tool does not inspect appliances, validate a serial code, diagnose faults, or replace qualified inspection.

These are reference sources, not evidence that example records have been verified. Imported records retain the source links you provide.
